Attract high-net-worth individuals to purchase luxury homes in a newly developed, ultra luxurious private residential community near Austin, Tx, featuring world-class amenities, including a prestigious designer golf course.

Goal: Targeted Campaign

To generate awareness or the new luxury development, and target high-net-worth individuals from the mid-west & coastal regions who are interested in & capable of purchasing a $2MM luxury second or third home within a private, exclusive community.

Tactic:

Conducted a thorough evaluation of both national and local print outlets targeting C-suite executives, golfers, and residents in the Austin/Dallas/Houston regions. Developed a strategy for a combination of print and digital media with both local and national coverage. Planned, negotiated, and recommended the best outlets for reaching the desired audience.

OutcoME:

Due to budget constraints, national outlets like Architectural Digest, Bloomberg, and Forbes were deferred in favor of geo-targeted media in Austin, Houston, and Dallas, as well as private golf-related outlets. Despite the limited budget, I was able to secure significant added value, including bonus ad pages and preferred rates—usually reserved for advertisers with higher frequency thresholds.

These advertising efforts successfully drove qualified leads to the sales brokers, who provided additional information, answered questions, and conducted in-person tours of the property. We are currently awaiting increased budgets to expand the campaign outside the region.
